HOW DO I CONTACT THE SUNRISE HOA?

Need to reach out to the Sunrise Master Association? Easy peasy! You can call them at 360-872-8137, email them at smaadmin@comcast.net, or visit their office in person at 15807 134th Ave E, Puyallup, WA 98374.

Their team is happy, ready, and willing to help you with all Sunrise Master Planned Community needs, from questions about housing, amenities, and HOA fees.

HOW DO I REGISTER MY KIDS FOR SCHOOL?

Enrolling your little ones in school is a breeze!

Stroll over to your nearest elementary, middle, or high school based on their grade level. Remember, school boundaries may change, so keep an eye out for updates. And hey, if private charter schooling is more your speed, we've got options for that, too!

HOW DO I RESERVE A COMMUNITY CENTER SPACE?

Planning an event? Great, we can't wait to host and celebrate with you! Contact the Sunrise Master Association Office for all your community center space needs. Just ensure your homeowner account is in good standing with no open violations, and you're good to go!

WHEN IS THE SPLASH PAD OPEN FOR SPRING/SUMMER?

Splash into summer fun at our Sunrise Splash Pad! Memorial Day to Labor Day weekend is when the magic happens. Keep an eye on the HOA website for unexpected closures, and remember to splash responsibly!

WHAT ARE THE HOURS AND LOCATIONS OF SUNRISE'S PARKS? (INCLUDING DOG PARKS)

From dawn till dusk, our parks and dog parks are your playground!

Remember to keep your furry friends on a leash and clean up after them. We've got dog parks tailored to their size.

Note that all dogs must have current vaccinations, and you always have to be with and watch your dog to ensure the safety of your dog and the dogs of others. No dogs can visit the park in heat, so closely monitor un-neutered males. Aggressive dogs must be removed.

ARE THERE ANY RULES I NEED TO KNOW ABOUT THE WALKING/BIKING TRAILS?

Step onto our scenic walking and biking trails confidently, knowing that we have some simple guidelines to ensure everyone's enjoyment and safety. Here's the lowdown:

  • Parks are open from dawn to dusk, offering ample time to soak in the beauty of nature.
  • When accessing parks and recreational areas, please park only in designated areas to maintain accessibility and order.
  • To preserve the peaceful atmosphere, refrain from loitering, fighting, or using profanity while within the trails.
  • For the safety of all trail users, firearms, weapons, open flames, or fireworks are strictly prohibited.
  • Please keep your furry friends on a leash at all times and remember to clean up after them to maintain the cleanliness of our trails.
  • Let's keep our trails free from litter and hazards by avoiding using glass containers, smoking, vaping, alcohol, or drugs.
  • While our trails are perfect for leisurely strolls and bike rides, motorized vehicles are not permitted to ensure the safety of pedestrians and cyclists.
  • Respect the serenity of our community by refraining from engaging in solicitation or any behaviors that may disrupt the peaceful ambiance.
  • Your safety is paramount. In the event of an emergency, please get in touch with emergency services at 911.

DO WE HOST COMMUNITY TOWN HALLS?

Engagement and open dialogue are at the heart of our community ethos. Here's what you need to know about our town hall gatherings:

  • Mark your calendars for our Annual Meeting, held every March. At this meeting, all homeowners come together to discuss community matters, share updates, and voice their opinions.
  • In addition to our Annual Meeting, we hold monthly Board of Director meetings, typically scheduled on the third Tuesday of each month. During these meetings, we set aside a 20-minute Homeowner Open Forum section dedicated to listening to community-oriented questions and concerns.

While our scheduled meetings provide structured opportunities for interaction, we're always open to hosting additional town hall meetings if needed. Your feedback and input are invaluable in shaping the future of our community. Please join us for these meetings to have your voice heard within our community.

WHO DO I CALL IF I HAVE A PROBLEM WITH MY HOME?

Your comfort and safety matter to us greatly at Sunrise Master Planned Community. If you encounter any issues within your home, rest assured that support is just a phone call away. Whether it's a matter covered by your insurance carrier or a concern related to common areas, our team is here to address your needs promptly and efficiently. Please see the breakdown of how you can get help:

Individual homeowners own all single-family residences within the Sunrise Master Association. If you have issues with your home, you should direct them to your personal insurance carrier.

Some communities have a sub-association. Homeowners in those communities should review the sub-association's governing documents to verify whether any home maintenance items are covered by it.

If your newly built home is still under warranty, homeowners should contact the builder directly.

All common areas within the Sunrise Master Plan are the responsibility of the Sunrise Master Association. If you see something within the common areas that doesn't seem right, broken sprinklers, vandalism, or graffiti, please notify the SMA office immediately.

ARE RESIDENTS ALLOWED TO HOLD BLOCK PARTIES?

We encourage the neighbors to connect, that is what makes Sunrise unique. Here is what you need to know:

  • We encourage neighbors to connect and celebrate together. However, please note that roads cannot be closed down or open to vehicle traffic for these events.
  • If you're planning an outdoor gathering, remember to clean up all party debris and dispose of it properly. Let's keep our community clean and welcoming for all.
  • Be mindful of Pierce County Noise Ordinances to ensure that your festivities don't disturb the peace of our neighborhood.
  • For safety reasons, please refrain from using fires, glass, alcohol, barbeques, fireworks, or similar items on Sunrise Master Association Common Areas during your block party.

So enjoy getting together and enjoying what makes Sunrise special, the people within its boundaries.

WHERE DO I PARK MY BOAT OR CAMPER?

Whether you're a landlubber or a nautical enthusiast, we've got parking solutions to accommodate your needs. Our Community Covenants, Conditions, and Restrictions (CCRs) provide clear guidelines for parking non-standard vehicles, ensuring harmony and order within our neighborhood:

See CCR Sections 4.7.5 (in the Second Amendment), Section 1.34, and Section 1.51.:

  1. "Non-Standard Vehicles. Non-Standard Vehicles may not be parked within the Residential Property except for: (i) temporary parking on the concrete driveway situated on a Lot or the street in front of a Lot for a period of not more than 24 successive hours on a frequency of no more than four nonconsecutive times per month fo the purpose of cleaning or packing for use, provided that such Non-Standard Vehicle is not used for any cooking or sleeping purposes during that time; (ii) temporary construction trailers or facilities maintained during and used exclusively in connections with, the construction of any Improvement approved by the ARC so long as the location of such trailers and facilities have been approved by the ARC; and (iii) Non-Standard Vehicles may be parked in garages on Lots."
  2. "Non-standard vehicles" means all vehicles other than passenger cars, vans, pick-up trucks, and motorcycles used by Owners, their families, and their guests for daily transportation.
  3. "Vehicles" means passenger vehicles, commercial vehicles, trucks, mobile homes, campers, recreational vehicles, boats, travel trailers, tent trailers, camper shells, detached campers, boats, boat trailers, motorcycles, motorized bikes, scooters, ATVs, golf carts, cargo trailers, and all other vehicles and machinery and equipment that is wheeled and either towed or self-propelled, whether operable or not.

WHAT ARE THE RULES FOR ON-STREET PARKING DURING THE YEAR?

Navigating on-street parking is a breeze with our established regulations and Pierce County ordinances. By adhering to these guidelines, we can maintain smooth traffic flow and ensure accessibility for all residents and visitors:

See CCR Section 4.7 (in the Second Amendment):

  1. Vehicles. The parking of Vehicles within Sunrise is subject to the provisions of this Declaration and the Rules of the Association. Vehicles may be parked and stored only within the confines of a garage or on an approved parking surface of a Unit. Vehicles may not be parked on any street except for a period of time that is allowed under applicable Pierce County ordinances or, if applicable, a shorter period of time set forth in the Rules of the Association. Pierce County ordinances governing parking will be deemed to apply to all private streets and will be enforceable by the Association unless otherwise specifically provided for by the Rules of the Association.

CAN I PUT UP A SATELLITE DISH?

Stay connected to the world around you with a satellite dish installation. Our Architectural Guidelines outline the process for obtaining approval, ensuring that installations are conducted with care and consideration for our community aesthetics.

Please review section 4E of the Architectural Guidelines and submit an ARC application through our HOA.

WHAT IS INCLUDED IN THE SUNRISE HOA FEE?

Transparency is key when it comes to understanding your HOA fees. Curious about it covers? Here's the scoop:

Your dues go toward maintaining the Association's common areas, ensuring that our community remains beautiful and well-maintained for all residents to enjoy. If you'd like a more in-depth breakdown of the dues or have specific questions, please get in touch with the office or log into your homeowner account on the Association website.

DO I NEED TO RESERVE TENNIS COURTS?

Grab your racket and hit the courts! Our tennis courts operate on a first-come, first-served basis, ensuring fair access for all residents. However, we request that users be mindful of others waiting to play and limit their time on the courts during peak hours.

Please note that to maintain the integrity of the courts, activities such as roller-blading, skateboarding, bike riding, and bringing pets onto the premises are not permitted. Let's keep our tennis courts pristine for everyone to enjoy!
